Abstract: The product-service system (PSS) is a concept that helps firms to protect the environment. It can create the opportunity for a new business model as well as develop social community by diminishes tangible products consumption and replace it with a bundle of products and services innovatively. If determine appropriately, PSS can bring competitive advantage as well as sustainability to firms. To determine the suitable bundle of products and services, firms need to study their resources, capabilities and core competencies. In this article, we built a conceptual framework for industrial estate firms that have limited products to sell but play important role in national development and to determine the suitable PSS to gain sustainability, specifically for the case of Indonesian industrial estate firms by means of an in-depth literature review and secondary data supporting.
