Abstract: The study investigates the seismic performance of setback and non-setback reinforced concrete structures with varying degrees of vertical irregularities using STAAD.Pro. Setback buildings are commonly adopted for aesthetic and functional reasons; however, they introduce discontinuities in stiffness and mass distribution, leading to non-uniform seismic responses. Research focuses on evaluating critical parameters such as base shear, storey displacement, mode shapes, and fundamental time period in accordance with IS 1893:2016. Both setback and non-setback models are analysed under identical conditions with different setback magnitudes small, medium and large to study their influence on dynamic behaviour. The results show that setback buildings exhibit increased lateral displacement and torsional irregularities, whereas non-setback buildings demonstrate more stable and uniform responses. The integration of 3D Revit modelling and STAAD.Pro provides enhanced visualisation and structural understanding. Comparative study helps engineers make informed design choices, improving seismic safety, structural efficiency resilience of high-rise buildings with architectural irregularities.
