Title: The influence of environmental factors on the informal land delivery process in Nigeria

Abstract: The development of most housing and the commercial unit does have its framework contribution from the informal land delivery system in order to aid the continued growth of the urban growth in most developing nations. The land delivery system is a locally adopted standard that has taken its shape over the years. To achieve the aim of this research it was attributed into two main aspects. The first aspect of the literature review identified economic, demographic, and political factors. The second aspect of identifying social factors was carried out through field survey data collection process from property owner/occupier and estate surveyors and valuers. The research analysis was carried out through descriptive and inferential statistics with a minimum response and allowable error estimate of 25% and 5% respectively indicating the consideration of true prevalence. Components aiding the dominance of informal land transactions emerged and policy options to tackle them were suggested.
