Abstract: This paper considers a problem of the evaluation of different strategies for the proper maintenance of municipal buildings, including public and private property, with the emphasis on rapidly changing environmental conditions. One of the important aspects of problem in the area of building maintenance in many countries is the lack of sound long-term strategies aimed at adapting buildings to constantly changing requirements. This aspect is particularly acute in the municipal buildings sector. The main findings of paper are the theoretical model for rational maintenance strategy selection and the system of criteria for comparison of building maintenance strategies are suggested.
